DESCRIPTION: Two Stockton Street is a renovation of an 81,000 SF retail building located at the corner of Stockton and Market Street in the Union Square retail district of San Francisco, California. The 4-story building currently houses the Virgin Megastore and its offices. The building was an un-reinforced masonry building and received a full structural shell and core retrofit; two new façades and entry canopies were added, in addition to a full interior renovation. Brand + Allen Architects created the unique building design based on owner development criteria and site restrictions, and later spear-headed the city approval process. Brand + Allen Architects also provided leadership in coordinating an extensive team of consultants in the design development, testing, and execution of the project. The building is type-III and received a reinforced concrete moment frame system as part of the seismic retrofit. The exterior of the building consists of a window wall system with a combination of insulated glass, stone, and metal panel cladding. The construction was completed in 1995.
