DESCRIPTION: The Glassworks is a newly completed, eight-story, 116,000 SF high-density market rate residential mixed-use building located at the corner of King Street and Third Street in the Mission Bay District of San Francisco, California. The project consists of 34 units of condominiums, 25,000 SF of office space, and 8,000 SF of ground floor retail concealing the enclosed residential parking spaces. The serene, intricate glass and terracotta curtain wall system is a counterpoint to the dramatic masonry AT&T baseball stadium across Third Street and provides enclosure for the Willie Mays Plaza. Brand + Allen Architects developed the modern building design, spearheaded the city approval process, and coordinated an extensive team of consultants in the development, testing and execution of the design. The design team included MBE and WBE firms and meeting the city of San Francisco guidelines for minority and women owned firm participation. The construction of the building is Type-I; the structure is a reinforced concrete shear wall system on a concrete pile foundation. The exterior of the building consists of a curtain wall system with a combination of Low-E insulated glass, metal panel, and terracotta panel cladding systems. The project was completed on time and delivered to the owner in July of 2003.
