DESCRIPTION: 500 Terry Francois (Mission Bay Block 26A) is a six-story, 310,000 SF office building in the Mission Bay District of San Francisco, California. The project, designed as part of a larger urban office campus with five office buildings and an enclosed parking structure, also included 12,000 SF of ground floor retail space. The serene glass and masonry panel curtain wall system provides quite a backdrop to the surrounding landscaped parks. Brand + Allen Architects developed the initial project concept, spearheaded the city approval process, and coordinated a team of consultants in the development and execution of the design. The design team composition included MBE and WBE firms, and met the city of San Francisco guidelines for minority and women-owned firm participation. Gordon H. Chong and Partners is the architect of record. The construction of the building is Type-I; the structure is a reinforced concrete shear wall system on a concrete pile foundation. The exterior of the building consists of a curtain wall system with a combination of Low-E insulated glass, metal, and masonry panel cladding. A raised floor system was included to facilitate IT distribution. Construction was placed on hold at the completion of the foundation in 2001, resumed in 2006, and completed in April 2008.
